450 acs can be mixed crops and sheep/cattle...the drought has to end some time soon. Large farm house would suit share situation..4 b/rooms hugh kitchen...2 separate lounge areas...2 verandas.
There is work in local area...schools and hospital 10mins away.
$350 pw with up to 5 yr lease. Not certified organic but would suit permaculture minded persons

    Hi Cathy

Is the 450ac all on one title?

If not, you might want to list the individual titles too.

    Hope this helps.

The property is on 3 titles, house on 30acs, and 2 separate areas 200 and 240 acs. Would look at offers on any part. It's still my dream to get a couple of like minded people together to build an eco village...but I am getting very discouraged so think the only thing is for us to sell up and buy a smaller property we own.
    Cheers

    Hi Cathy

Have you talked to David Holmgren about what could be possible for your site and what can be learnt from the Fryer's Forest Eco-village project?

    https://www.holmgren.com.au/

There is a Fryer's Forest Eco-village section on David's site.

Jez might have some interesting ideas and papers on the topic.

I don't know the layout of your titles. I'm going to assume they are contiguous.

Assuming that the house title is at the front of the farm and has road frontage, you could sell that title to raise funding for ongoing development of the remaining titles. (assuming they don't become landlocked without the house title).

Have you talked to Permaculture North https://www.permaculturenorth.org.au/ and other groups in the Newcastle/Sydney/Wollongong core. I see this area as your most likely source of eco-villagers. I would consider going to their meetings to see if you can get any interest. Permaculture North hosted David Holmgren & Richard Heinberg on their 'Peak Oil and Permaculture' tour a few month ago, I drove up to Sydney to attend, so I know their monthly meetings are on the third Monday.

    Hope these comments are helpful.

    Hello Cathy,

What is the water situation? Do you have town water onto the house?

    Hi Gnoll,
Yes I've looked into several eco village set-ups and our place meets many of the criteria. Unfortunately most people even permie minded persons want their own patch of land with a fence etc...can't seem to get the idea of tenants in common ownership....we all share equally in the land..cluster the houses and have plenty of common land for other pursuits.
Keeping the house block is necessary as a starting point and for council zoning issues...it's rural res and rest is rural.
    Cheers
    Cathy
