    hello there
My partner and i are moving to north nsw in the next 6/8 weeks to rent a house/land for 1 year,as we are looking to buy land in the near future (3/5acres).
If anyone has any land or infomation please get in touch we would love to meet you or hear from you.
There are two communities we have found which have been very intresting but we would love our own inderpendent land to start a permaculture project.
Any local knowlegde would be appreciated
    kind regards knighter

    It can be tricky
    its expensive in nthn NSW
im not sure why because theres no jobs!

you should def get to know the area before committing
there are so many subcultures, subregions and vagaries of climate and soil
    ive lived in a few

if i was going to do the permaculture thing over again down there id choose somewhere near Kyogle or Casino

closer to the coast has some more rainfall, barely
but is very expensive and the soils are very bad,
hard on the hills, swamp in the gully, or that red basaltic soil that looks great but if you dont get rain every 2 weeks youre in a drought!

Casino and kyogle have richer alluvial soils IME.
Kyogle is more frosty, because its affceted by the valleys

while casino is more open plains, with a maritime influence spreading inland that means they get hardly any frost
you can grow things like mangos in the casino area well

thats if i wanted to develop a property

but if i just wanted to rent and have a lifetsyle id stick closer to Byron, mullumbimby, Uki or the channon
youll def need some money though!

    anyway thats my 2cents

    enjoy

    google 'cheap land NSW'

i recall a website where there was plenty of real estate including 2 or 3 acres smack in the middle of a small town opposite the general store, for $15k, town wasn't to small either, it had a hospital from memory, a perennial creek on one side with wetlands, also an airstrip, pop. of about 500 i think, i would've taken it myself but my family is not ready for such a move yet.

    hope you find something.

    Thanks Andrew

For your reply but unfortunately its a bit to far away from marwillumbah and tweed, you see my girlfriend is a midwife and she will be looking to work around that area as well as mullum and lismore.
    thanks again.

NNSW is renowned for poor employment opportunities
    esp inland
but you seem skilled at least
most industry i saw in NNSW was near alstonville and ballina though

lucky your mrs is in a good proffession
Lismore base hospital has several midwives and might need more
or else maybe work in murwillumbah
casino maternity ward is hopless, might as well not exist
