I found out something sad about land a few moons ago. South, and more on the coast is a wonderful 3 acre property with pond in the town of Langolis. Septic is screwed but fixable, pond on the property, 1/3rd of the property is already filled in with food plants. View is of the mountains, and the property is 2 miles from the ocean or so. While looking at it, we talked to a neighbor, and then a few more about the area. It seems tons of properties are for sale in that general area, but all priced insanely. What occurred, people from Lucas Valley (yes named after George Lucas), and the rest of the elite of San Francisco, CA drove up here and bought "weekend farm properties." Well, now due to the last housing bubble all those farms are up for sale, currently unused, for INSANELY HIGH PRICES because they think they can at least flip it for a profit.
I can find land in the south(Arkansas, Louisiana, Alabama, Texas) for $1000-1250 per acre still. Out in Texas, land is even cheaper($850 or less per acre). Mother Earth News has a section for land. But there's also the approach of just asking around the area you want to live, because some people don't advertise well.
